Copper Trail Apartments is a 252-unit multi-family housing complex on a 15.43-acre development site.  The site consists of eleven apartment buildings, one clubhouse, two onsite roads, and offsite road improvements. SCJ Alliance provided both onsite and offsite design services. Onsite design services included water, sanitary sewer, and stormwater improvement.

Water quality for stormwater runoff is provided by several StormFilter units, and detention is provided with an infiltration/detention pond. Offsite design services consisted of a road design, which included paving, channelization, striping, and illumination. Several obstacles were navigated during the design and permitting process, such as meeting density requirements, saving existing trees, designing the road on steep slopes, and balancing cut-and-fill volumes.

STAFF STORY

“This project was a huge challenge in terms of grading, with 51 feet of fall across. The developer wanted as close to a balanced site as possible. This coupled with the need to save trees, ADA requirements, the proposed dense development, and the requirement to bisect with site with a city street that had strict grading limits created grading challenges. Our team was more than up to that challenge, and the site design achieved all of the regulatory requirements and met the client’s goals.”
