SCJ worked with a team of architects, urban planners, and economists to develop a subarea plan for this downtown historic area of Tumwater. The site is characterized by mixed use retail and residential development, along with some office space and historic brewery properties.

Significant commuter traffic bisects the site and complicates the effort to make this a walkable district. SCJ provided traffic analysis, design concepts, and parking analysis to support the redevelopment of the district into a walkable neighborhood with transit, structured and surface parking, and better access and circulation to the retail and brewery properties being considered for redevelopment.
